What is remortgaging?

Remortgaging is the process of taking out a new loan against your property to replace your existing mortgage, or where you wish to borrow money against the property.

Remortgaging doesn’t have to be complicated, and we will explain everything to you clearly and concisely, expertly guiding you through the process.

How do I remortgage a property?

There are several steps involved in remortgaging a property; therefore, it is essential to seek advice from an experienced team of remortgaging solicitors.

After you find the best deal, your lender will ask that you choose remortgaging solicitor. Your lender will outline specific legal requirements, and your solicitor will ensure compliance.

The mortgage lender will also make you a remortgage offer, in the same way they would for any standard mortgage.

It is the responsibility of your solicitor to check the title of the property and obtain required copies from the Land Registry. As part of this process, your solicitor will also carry out searches on the property, including access rights, mining, and other legal matters which might affect the property.

After these steps have been carried out, your solicitor will prepare the deeds, and you must sign them. Your solicitor will then register the remortgage with the Land Registry.

How much does it cost to remortgage?

Although remortgaging is often a method of getting a better deal and saving significant sums of money, there are costs involved in remortgaging. You may be liable for the following:

  • Early repayment fee of your existing mortgage
  • Deeds release or exit fees
  • Mortgage arrangement fees
  • Mortgage brokers fees
  • Valuation fees
  • Conveyancing fees paid to your solicitor for the legal work involved

We will always set out our costs in a transparent way, so you are never left with an unexpected legal bill. To discuss your remortgaging options with our team of conveyancing solicitors, get in touch with us today.
