I have always enjoyed the varied nature of commercial property work. Understanding the nature of a client’s business and what the future holds for it allows me to advise on the suitability of a transaction, both for present and future purposes. My aim is to advise clients on these matters at the outset to ensure a smooth and prompt conclusion for all involved.

Background

Having completed the Legal Practice Course at the University of Law in York, Andrew qualified as a Solicitor in 2014 and started his career whilst remaining in his hometown of Whitby.

Andrew will provide comprehensive advice to clients on all types of commercial property transactions, including buying and selling properties and businesses, acting for landlords and tenants in the grant or renewal of leases, handling farm sales and purchases and providing advice to rural businesses of all kinds.

Andrew specialises in the following areas:

 What clients say:

"Thank you so much for everything you have done for us to get this completed. It has certainly been a very stressful one due to others. Without you with expert advice I don t know what we would have done."

"I would like to thank you for your superbly professional yet friendly service carrying out the necessary legal work to resolve my hope of taking on this brand new unit in to a reality. Despite this lease having a convoluted past to navigate through. Solidly refreshing in current times of legal need as opposed to verbal trust and a handshake to have the support and immediate attentions offered by yourself and the Pearsons Ward staff. But then I would have expected no different since using your firm on previous occasions for a similar duty and organising my will proved your firm utterly reliable and a pleasure to deal with. Rounded off by impressive honesty when refunding unused services funds paid on engagement. You are my go-to solicitors without a doubt. Many, many thanks for making this event so easy to deal with."

"Andrew Little has dealt with several of my cases in the last few years and he’s been very professional and helpful in the way he conducts business. I will not hesitate to recommend him to deal with any commercial or residential lease."

"I was first introduced to Andrew Little when he was doing his post-graduate training having graduated from University with an LLb law degree.  This was with a different legal firm back in 2013.

As the owner of a small property development company based in Scarborough - buying and selling property, raising finance with the appropriate legal documents, as well as normal day to day property matters,  my association with Andrew has developed and matured over the years.

Andrew then left that Practise and our needs were looked after by another.  It was not a pleasant experience, and I subsequently recontacted Andrew who has over the last few years handled all our property related transactions.

Dealing with any solicitor needs to be a pleasant experience, one that builds confidence and trust and equally leaves you feeling that value for money has been given.  Andrew gives all of that and the well used phrase "going the extra mile" is particularly relevant.    The legal advice you receive from any legal practise is the same, but how it is done and the 'service' provided is where it counts.  That is where Andrew shines with his strong attention to detail, excellent organisation skills, and outgoing personality.

It has been a pleasure working with him and I look forward to that relationship continuing for the future."

"Andrew provided thoughtful, prompt and professional support to our limited company when we acquired new, leasehold retail premises, late last year. His ability to tailor his support and advice to the needs of our situation and to take the time to listen to and understand our specific requirements were both refreshing and helpful in enabling a smooth and efficient transaction."
